Solana Lifestyle and Residences is an award winning, self-sustaining mixed-use housing and commercial development, currently being constructed on 550 acres of NSSF-owned land in Lubowa, off Entebbe Road, in the Wakiso district. Encompassing a mix of residential, commercial, retail, leisure, hospitality and public open spaces, it is being developed by the National Social Security Fund (NSSF) Uganda and is the largest and most sophisticated mixed-used development of its kind in East Africa.

The development will offer world-class facilities to live, work, shop, stay and play. It offers its residents an oasis of calm amidst bustling city life – peace and tranquillity, coupled with safety and security.

Construction of Phase 1 and 2 comprising an initial 306 housing units and project infrastructure commenced in December 2017 and is ready for sale.

When completed, it will be the largest project in East Africa, comprising 2,750 residences, including apartments, townhouses, bungalows, and villas.

The project was awarded five-star honours at the International Property Awards 2021–2022 for Best Mixed-Use Development Uganda, and Best Residential Development in Uganda.

Solana Lifestyle and Residences is located in Lubowa, off Entebbe Road, an upmarket destination in the Wakiso district, Central Uganda.

Solana is situated between the Kampala City Centre and Entebbe, the historical seat of government and home to the International Airport. It is approximately 15km from Kampala’s

City Centre and 30km to the Entebbe International Airport airport, in the opposite direction.

The development is situated on 550 acres of land but is being developed in 10 phases. Phase 1 and 2 comprising an initial 306 housing units and project infrastructure is complete.

Upon completion, the project will comprise of 2,750 residences.

Phase 1 and 2 has been divided into communities, each with its own amenities, in addition to overall project amenities. The communities have been named – Valera Villas, Kilima Ridge, Verdana Terrace, Savana Heights, Luma Place and Lira Views.

This name is based on the word ‘verdant’ meaning a deep green – inspiration drawn from its lush surroundings.

SAVANA HEIGHTS
This name is a shortened version of ‘savannah’ – the beautiful and vast grasslands associated with the Wakiso District.

LYRA VIEWS
Lyra views has been named after the constellation with the brightest star in the night sky. This constellation also ties back to the communities that make up Solana.

LUMA PLACE
Luma means light. It refers to the radiance of dawn.

The house prices range between USD215,000 and USD850,000, depending on housing type, number of rooms, as well size.

The Fund is currently developing other housing projects that target middle income earners, as well as provide other affordable options. These include:

  • The Kyanja Off-Taker Housing Project is a mixed-use project with 160 units, located approximately 13 kilometres from the city centre. Its expected completion timeline is December 2023.
  • The Temangalo Housing Estate is another mixed-use development currently under construction. It is approximately 17 kilometres from the city centre and covers 469 acres. The project is being developed over three phases with a mixed-use satellite approach of community living, housing over 3,500 homes when completed. The first phase seeks to deliver 550 units and is expected to be completed in June 2024.

Home buyers are required to complete payment in less than 24 months (2 years) upon entering into an agreement with the Fund to buy a unit.

We encourage individual buyers to engage with financing partners for customised financing plans. Market research has shown that buyers prefer individual, customised financing plans as opposed to group plans.

A buyer will receive their condominium titles upon completion of payment.

No, anyone can purchase a property at Solana Lifestyle and Residences.

Properties will be sold on open market on a first come, first served basis.

Real Estate (Housing Projects, Commercial Buildings and land) is part of the Fund’s investment portfolio. The Fund earns income from its investments and this income is paid to members in the form of interest every Financial Year, after statutory taxes and administration costs.

The sale of Solana Lifestyle and Residences housing units will earn income for the Fund that will ultimately be paid to members as interest.
